Tenant screening
All applicants are screened by checking credit reports, criminal history, and rental
history. As always the client has the final option to approve or disapprove any
potential tenant.
Property marketing
National Rental Pros utilizes the MLS, all the top rental websites, and vacation
rental sites where applicable. Depending on the market location of your rental property
different avenues of marketing are utilized to best suit each rental property location.
Local newspapers, collegiate papers and websites, post signs and more are among
some the mediums used. As a licensed broker, NRP utilizes all the same tools
to market your rental property as is used to market a home for sale.
Rent management
NRP will manage your property as if it were one of our personal investment
properties. Rents are collected within 5 days of due dates. On the 5th day when
rent is not received, late charges are assessed. All Rents are due on the 1st of
each month and are late at the close of business day on the 5th. Statements are
prepared on the 15th of each month and are submitted with rental payments to the
property owner. NRP charges all tenants ½ month refundable security deposit and
a $250 non-refundable cleaning deposit for those properties accepting pets.
Management fees
NRP charges a flat 10% of all rents collected for property management services
for all rentals with a term lease of 180 days or more.
Seasonal rentals are at a rate of 20% for lease terms of 30 to 180 days.
Vacation rentals with terms less then 30 days are charged a 30% management
fee As always no charges are assessed until the property is occupied and rents are
collected. Management fees are collected monthly and are deducted from rents received
on the mid month statements.
NRP requires a $250 deposit from the property owner as a maintenance expense
deposit. This deposit is used for any incidental repairs or maintenance issues that
should arise during the term of our management agreement.
General maintenance
NRP has a team of maintenance personal in house to facilitate inexpensive
timely repairs and general maintenance. All general maintenance issues such as HVAC
filters etc. are done 4 times per year to insure your property is kept well maintained.
Routine inspections
Our property manager executes routine inspections for general maintenance and tenant
lease compliance. Photos are utilized and placed in our website to track the condition
of each rental unit.
Notices and evictions
NRP uses the professional services of a licensed eviction company to insure
timely removal of tenants failing to comply with the terms of the lease. On the
6th day of any non compliance issue, a 5 day notice is issued via certified mail.
On the 10th day, the eviction process begins and in most cases the tenants are evicted
within 30 days of notice.
